Roof replacement
A replacement starts under the shingles, not on top of them. We tear off to bare decking and walk every board, because soft or split plywood has to go before anything new is nailed to it. Then the roof goes back together in layers. Synthetic underlayment across the field. Metal in the valleys. New flashing where the roof meets walls, chimneys and pipes. Drip edge at the eaves so runoff falls into the gutter instead of behind it. Shingles come last, finished with ridge caps and ridge venting where the attic needs to breathe.
What is included- Full tear off, hauled away, site swept with a magnet.

Roof repair
The stain on the ceiling is rarely under the hole in the roof. Water gets in at a cracked pipe boot, a lifted flashing or a worn valley, then travels along the underlayment or a rafter before it shows inside. So we do not patch the stain. We walk the slope, trace the path back to the entry point and fix the cause. Most repairs are small once they are found. Failed flashing, a torn boot, a handful of wind damaged shingles, a slipped tile. Found early, they stay small.
What is included- Leak tracing across the whole slope, not just the wet spot.

Flat roofing
Plenty of roofers will not touch a flat roof. Water does not run off a low slope, it sits there and looks for a way in, so the whole job lives in the details. Seams rolled properly. Drains and scuppers kept open and flashed. Edge metal that sends water where it should go. We resurface flat and low slope roofs, and where one is sound but aging we apply elastomeric coating to seal it and reflect the heat.

Tile roofing
Clay and concrete tile can outlast everything under it. Most tile leaks are not the tile at all, they are the underlayment and flashing beneath it reaching the end of their life. That is why we relay tile roofs. Your tiles come off carefully, new underlayment and flashing go down, and the same tiles go back on. We also replace broken and slipped tiles, rebuild ridge and hip lines, and source matching tile where it can still be found.
What is included- Broken, cracked and slipped tiles replaced.
- Full relays. Your tile off, new underlayment down, tile back on.
- Ridge, hip and valley flashing rebuilt.
- Bird stops and eave closures fitted where the design needs them.
- Careful matching on color and profile.
Roof inspection
An inspection is a slow walk of every slope with a camera in hand. Valleys, flashings, penetrations, ridge lines, the condition of the field, and the attic side where there is access. You get photographs of anything we find and a plain summary in three piles. Fix now, watch, and leave alone. Sometimes the honest answer is that the roof is fine and nobody should be selling you a new one yet. When something does need work, the estimate for it is free.

Gutters and drainage
The roof sheds water. The gutters have to carry it away, and when they fail the damage starts quietly. Rotted fascia behind the gutter, stained siding, water pooling against the foundation. We install new gutters and downspouts sized and pitched to actually drain, repair the fascia we find behind failed runs, and make sure the drip edge feeds the gutter instead of the wood behind it.
What is included- New gutters and downspouts, sized and pitched to drain.
- Rotted fascia found and replaced before the new gutter goes up.

Usually it does not all have to come off. Most tile problems live in the underlayment and flashing beneath the tile, so we can often lift the affected area, rebuild what is under it and reset the same tiles. Broken tiles are replaced and matched on profile and color as closely as we can.
